Can foreigners buy property in Valais?
Yes — but under the Lex Koller legislation, most non-Swiss nationals require an authorisation. Valais has 330 authorisations available per year across the entire canton. The waiting list is real and the process takes planning.

Does my Swiss permit status affect what I can buy?
Significantly. C permit holders have the same rights as Swiss nationals. B permit holders can purchase a primary residence without authorisation. Those without a permit need the full Lex Koller authorisation process.

How long does the purchase process take?
For Swiss nationals or C permit holders, a transaction can complete in weeks. For foreign buyers requiring authorisation, plan for 24 months from initial application to completion. Starting early is essential.

Total purchase costs in Valais (notary fees, land registry, government purchase taxes) amount to approximately 2.3% of the purchase price. Banks will lend up to 65% LTV. Annual running costs are typically CHF 70/m².
